Home Inspection

Home buyers have it memorized into their heads that they need to get a home inspection. Real estate sales persons advise home buyers to do a home inspection. I recommend my sellers to do a pre-listing Home Inspection inorder to avoid revision on the price or delay on the sale process.

Home buyers are often clueless about home construction and its components, and have difficulty deciphering home inspection reports. Many don't know how to figure out which types of defects are serious or whether their home inspector checked all the essentials. But, they have got that home inspection

When I have visited my farm areas where I work very closely and found the buyers that they have bought their home very recently have no clue what the defects are posing damage to their structure in the near future.

A home inspector gives a complete report that includes, City and Province's updated by-laws abd rules if there is a change has to be made on the existing condition depending on the price plan you choose.
For Example: Grading - Drainage - Runoff - Downspouts

Toronto City Council has approved a bylaw making it mandatory for property owners to disconnect their downspouts. It will come into effect across the city in three phases. Disconnecting downspout(s) from the sewer system can reduce the risk of basement flooding and releasing polluted rainwater into our local waterways.

General Home Inspection Checklist Items
Structural Elements:

Construction of walls, ceilings, floors, roof and foundation.

Exterior Evaluation:

Wall covering, landscaping, grading, elevation, drainage, driveways, fences, sidewalks, fascia, trim, doors, windows, lights and exterior receptacles.

Roof and Attic:

Framing, ventilation, type of roof construction, flashing and gutters. It does not include a guarantee of roof condition nor a roof certification.

Plumbing:

Identification of pipe materials used for potable, drain, waste and vent pipes including conditions of Toilets, Showers, Sinks, faucets and traps.

Mechanical Components:

Water heaters, furnaces, air conditioning, duct work, chimney, fireplace and sprinklers.

Electrical:

Main panel, circuit breakers, types of wiring, grounding, exhaust fans, receptacles, ceiling fans and light fixtures.

Appliances:

Dishwasher, Range and oven,Refrigerators,Built-in microwaves, Smoke detectors.

Garage:

Slab, walls, ceiling, vents, entry, firewall, garage door, openers, lights, receptacles, exterior, windows and roof.



The serious problematic areas are:

Roofs with a short life expectancy
Furnace and A/C malfunctions
Foundation deficiencies (Cracks, Leaks and Less or No Insulation)
